First obtain the cadastral designation of the parcel that was submitted for a parcel development, condominium or subdivision to create the project. With this information, a visit to the Real Estate Registry consultation room should allow you to locate the technical records processed by the appropriate Regional Directorate of Cadastral Surveys.

Among those records, review the project master plan showing the layout approved by the corresponding municipality. Identify the area intended for the clubhouse and determine whether the municipality approved it as an institutional area. The general survey plan should also be checked to confirm the same condition and verify that the remaining information is consistent. Each municipality determines when a development must include an institutional area, generally considering the total area of the proposed project.

Finally, verify whether the area identified on the ground as the clubhouse has its own cadastral designation on the general survey plan. If it does, that designation can be used to consult the individual parcel plan and title certificate and determine who owns the parcel.
